What leasing options are available?
We offer 1, 2, 3, 6, 9, 12 month lease terms
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
All occupants must provide proof of income of 3x the amount of the monthly rent. Applicant(s) must have satisfactory credit history that will be obtained from credit reporting agency.Criminal backgrounds are checked on all applicants and could result in application being denied. Verifiable postive residency history for any previous rental verifications.
Do I have to pay first & last month's rent?
No, rent is prorated at move in.
When is rent due and how can I make my rent payment?
Rent is due on the 1st of the month. A grace period extends through the 5th with no late fees. Rent can be paid by check, money order or through the online portal.
Is there a late fee for overdue payments? Is there a grace period?
Yes, if rent is not paid by the 5th, a $25 late fee applies, and $5 per day will accrue until full rent is paid. Late fees can total $100.
Is renter's insurance required?
We do not require our residents to obtain renters insurance but highly encourage them to do so.
What utilities are NOT included in the rent?
All utilities are the responsibility of the resident. None are included in the rent. Each resident is billed separately for their utility usage.
What costs are not included in the rent?

What is the average cost for utilities each month?
Utility costs vary based on usage.
Are corporate rentals available?
Yes, corporate rentals are available
What happens if I need to move out before my lease expires?
If you need to move out before your lease ends, we offer a lease cancellation and additional fees will apply.

What fees/deposits are due upon applying? Moving in?
$50 non-refundable application fee per applicant 18 years or older. There's a security deposit of $300- $500 due within 72 hours of application approval. At move in, the prorated rent will be due and pet fee if applicable.

What are the hours of the Leasing Office?
Monday- Friday 8:30 am-5:30 pm (fall); Monday- Friday 9am - 6pm (Spring). Saturday 10am -4pm
Are there package lockers/how do I get my packages?
Yes there are package lockers located in the mail center. You will receive a code to retrieve your package.
Does this community have a pest control service?
Yes, we provide pest control service.
What property amenities are included?
Residents can enjoy a variety of amenities, including a rooftop pool, putting green, pet area, and a pickleball court.
Do you have free internet/WiFi? (Where is it available?)
Yes, free Wi-Fi is available in the clubhouse and at the pool area.
Do you have cable?
Yes, we do have cable in the clubhouse.
How do I reserve community amenities?
To reserve community amenities, certain fees and guidelines apply. Please contact our office for details.
Are concierge services available?
No, we do not offer concierge services.
Are there restrictions for what can be put on balconies or patios?
Yes, there are restrictions on what can be placed on balconies or patios.
I need emergency maintenance. Who do I call?
Please contact our office at 225-522-2000. If the emergency is not during office hours, you will be prompted to speak with the answering service.
Do you allow pets? If so, what is the pet policy?
We allow a maximum of 2 pets per apartment with a maximum weight limit of 50 pounds per pet. There is a $450 non refundable pet fee per pet and we do not allow aggressive breeds. Pets are limited to cats, caged birds and non-aggressive breeds of dogs. (Aggressive breeds include Pit Bulls, Rottweilers, Bull Dogs and German Shepherds.) No reptiles, rodents, insects or spiders of any kind shall be permitted to be kept as pets.

What is the smoking policy?
No smoking is allowed inside the building including the interior of the Apartment Homes. No smoking is allowed on any balcony to the extent any smoke emanates to adjacent units or becomes a nuisance. NO SMOKING is allowed in the pool area.
I have a non-emergency maintenance issue. Who do I contact?

What is the parking situation?
Garage parking is available for residents at an additional cost of $100 per month, per vehicle.
What is the procedure for moving out?
A wriiten 30 day notice is required by the first of the vacating month. The apartment will be inspected and applicable charges will be assessed.
Do apartments have dishwashers?
Yes, each apartment home will have a dishwasher.
Does the apartment come with a microwave?
Yes, each apartment home will have a microwave.
Are stoves gas or electric?
Our stoves are gas.
Do kitchen sinks have a garbage disposal?
Yes, kitchen sinks have garbage disposals.
Is there a bathtub or just a shower? Are they together or separate?
It depends on the floor plan. Some apartments feature a walk-in shower or a shower/tub combination, while others may include both a separate bathtub and a walk-in shower.
